Nakamura US Federal Courthouse
Historic Remodel

The Nakamura Federal Courthouse is a 12-story, 190,000-gsf facility built in 1939. Until recently it was the home of US District Courts, US Bankruptcy Courts, the 9th Circuit Court of Appeals and the US Marshall Service for the Seattle District. When the historic rehabilitation is completed in 2008, the facility will be home to an expanded 9th Circuit Court of Appeals and US Marshall Service.

The remodel project included complete seismic upgrades to current standards, all new building systems (HVAC, plumbing, fire protection, power, lighting, communications, fire alarm, elevators and security), historic rehabilitation of the five courtrooms, law library & judges chambers, and tenant improvements for the lower three floors. In addition, a new 15,000-sf security entrance pavilion was built underground in front of the existing facility. The new pavilion houses secure access and parking for judges & staff, a secure mail facility and a new security entrance/screening area for the public. Construction of the new pavilion required the lowering of the existing building core (including foundations).

Control Contractors, Inc. was chosen to provide the Native BACnet DDC system for the historic remodel in part due to our work on the Washington State Legislative Building Historic Remodel project which completed in 2005.

This new remodel features a Native KMC BACnet control system for ten VAV-AHU’s, over 180 VAV boxes, lighting and the boiler and chiller systems. A Separate Hydronic Heat Pump system was provided for all of the computer data centers. CO2 Demand Control was implemented for the ventilation systems serving the courtrooms and libraries.
